To help homeowners and real estate agents prepare for their real estate photography, I've put together a checklist of things you can do to really prepare your home photography. Here is a list of ideas and tips on how to help a client prepare for a professional photo shoot.
In today's online world, great professional photos of your home is the first impression that a potential buyer will see and the best way to get buyers interested so they can see your listing for themselves. Amazing property listing photos actually have a big impact on your home's sale, so don't think blurry iPhone photos will cut it.
Let's talk about interior shots first.
Make sure that the interior photos the professional photographer will take will shine by removing personal items and any clutter around the house. More than likely, the photographer will be using a wide-angle lens to capture the space and this type of lens will "see" everything that is left out.
Clean and dust everything. Before taking photos of your home, vacuum all furniture, wipe shelving and widow sills or anything that collects dust. Make sure to dust your ceiling fans too! Wiping all mirrors in the house is a great idea too.
Tuck the kid’s and pet’s stuff away. You want to present your home in the best light possible. Potential buyers will have a much easier time envisioning themselves in the home without seeing your kids personal items along with pet toys and feeding bowls.
Make sure your laundry room sparkles and remove any dirty laundry, baskets, laundry detergent containers, any brooms or mops stored etc.
Check your home inside and out for burned out lightbulbs and replace them. These light sources don't necessarily "light" the interior of the space however, they do add ambiance to each room.
Neatly fold and hang decorative towels in your bathrooms. Make sure all all toilet seats are down.
Now let's talk about the exterior of the home.
Clean up the back yard. De-clutter the area, coil hoses, pick up pet droppings etc. Again, you want the potential buyers to be able to see themselves living and playing there.
As with the interior of the home, check all landscape/pool/spa for burned out bulbs and replace them.
Trashcans can be very unsightly when photographing exterior photos. Tuck trash cans away. Maybe even hide them in the garage.
The front entrance to your home should be extra clean and inviting. This is where all of the potential buyers of your home will enter and see this space first.
So there you have it, 10 things (I know it's more than 10 but, so I fibbed a little lol) you can do to make sure when there is professional photography scheduled for your home, you present the house to the prospective buyer and increase the chances of selling your home but also selling it quick.
